Ant advice assumes a slab. Almost all of it does, without ever saying so: seal where the trail enters at the threshold, pull the mulch back off the foundation, look at where the pipe comes through the wall, keep the shrubs off the exterior. That advice describes a building that meets the ground along a continuous line of concrete, and it is the wrong description of a large share of the housing in this city. As the main New Port Richey page sets out, the 55 plus and manufactured home communities that anchor whole sections of the city sit on an enclosed underbelly, with perimeter skirting and utility penetrations that pass straight through the floor, and ants nest in the warm sand beneath.
Two separate facts are packed into that sentence, and they need pulling apart because they are the whole of ant control on this housing. The first is about where the colony lives. The second is about how it reaches your kitchen. Neither is a variation on the slab version of the job.
A Nesting Site With a Roof Over It
Start with the ground under the floor, because that is where the colony is and everything else follows from it.
Sand is already good digging. It is loose, it drains, it is easy to excavate and easy to move, and across coastal Pasco it is what the ground is made of. That much is true of any lot in the city and it is why ground nesting ants do well here generally.
Now put a floor over it, a few feet up, and enclose the sides. Four things change at once, and each is an improvement from a colony’s point of view.
It stays dry. Rain that soaks an open yard reaches this ground barely at all, so the sand under a manufactured floor holds a steadier moisture level than the sand ten feet away in the lawn. It stays warm, because the conditioned space directly above it loses heat downward on every cool night of the year and the enclosure keeps that heat from blowing away. It stays dark and undisturbed, since nothing digs there, nothing mows it, nothing walks on it, and no irrigation head reaches it. And it is protected from the weather events that reorganize an open yard, so a colony established under a floor is not repeatedly flooded, dried out, or dug up the way one in open ground is.
Put plainly: this is better ground for a nest than the yard surrounding it, and it is better in a way that persists year after year. A colony that establishes in that space has found something close to ideal conditions and has very little reason to leave.
Why nothing about it is visible from inside the home
Households are surprised by this because the space is genuinely unobservable in the ordinary course of living in the house.
A slab home puts its foundation in plain sight. You see where the wall meets the concrete every time you walk the perimeter, and a trail crossing that line is visible to anybody who looks down. The evidence and the structure sit in the same field of view.
Here the nesting ground is behind a panel line and beneath a floor, which means it is not viewable from inside the home, from the yard, or from a standing position anywhere. Somebody can live in a house for two decades without seeing the surface their ant problem is sitting on, so the first evidence is almost always a trail indoors, which is the last stage of the process rather than the first.
Every Pipe Through the Floor Is a Door
The second fact is the one that turns a nesting site into a household problem, and it is a matter of plumbing geometry.
In a home over an enclosed underbelly, the services come up rather than in. Water supply lines, drain lines, and waste stacks pass vertically through the floor into each wet room. Electrical runs and low voltage cabling come up through their own openings. Ductwork passes through the belly. The result is that every room with a fixture in it has at least one deliberate hole cut through its floor, and that hole opens into the same continuous space the colony is nesting in.
Consider what that means as a route. The distance from the nesting ground to the inside of a kitchen cabinet is measured in inches rather than in the length of an exterior wall. There is no perimeter to cross, no exposed run across open ground, no threshold, no weather. A forager leaves the nest, travels a short protected distance, and emerges inside the cabinet under your sink.
That is a substantially better arrangement than an ant on a slab lot gets, and it explains the complaint that brings most households on these streets to the phone: trails that appear indoors with nothing visible outdoors to account for them. Nothing is visible outdoors because nothing is happening outdoors. The traffic is vertical and it is inside the building envelope for its entire length.
The rooms that get reached first, and why
The order in which rooms report trails is predictable once you know where the openings are.
Kitchens come first or near it, because a kitchen combines penetrations with both things a foraging ant wants. Sweets are in the cabinets. Water is under the sink, in the dishwasher surround, and in the condensation at any cold line.
Bathrooms follow closely and sometimes lead, particularly in a dry spring, because a bathroom is mostly water. The supply lines to a vanity, the shower drain, the toilet flange, and the tub trap all pass through the floor.
The laundry connection is the one that gets overlooked. It has a supply pair, a drain standpipe, and often a dryer vent, all passing through the floor in a corner nobody inspects, and a trail can run there unremarked for months before a more visible room reports one.
Utility chases and the openings around a water heater complete the list. What all of these have in common is that they were cut on purpose by somebody doing a legitimate job, and closed to whatever standard the day allowed.
The Two Halves of the Job Have to Run in Order
Households arrive at both halves eventually. The sequence they run them in decides whether the work holds.
The instinct is to seal first, because sealing feels decisive and the openings are the visible part of the problem. It is also the order that disappoints most reliably. A colony under the floor with one route closed is a colony with the rest of the penetrations in the house still open to it, and foragers reroute readily. What the household experiences is a trail vanishing from the kitchen and appearing in a bathroom a week or two later, which reads as a new problem and is the same one.
Reaching the colony has to come first, and it dictates the method. Bait works here for a structural reason rather than a chemical one: foraging workers carry it back along the route they came, into a nesting site nobody can see, inspect, or reach. That is precisely the situation this housing creates. Any approach that depends on treating what is visible is aimed at the small fraction of the colony that happens to be on a counter, and that fraction is cheap for a colony to lose.
Repellent sprays applied across the routes make it actively worse in a specific way. Pushing foragers off a route does not reach anything that produces more foragers, and if bait has been placed, driving traffic away from it means the one thing positioned to reach the nest sits untouched. Sealing then does real work in its second position. Once the colony has been worked down, closing the penetrations raises the cost of the same arrangement being rebuilt: a proper collar or sealed boot at each pipe, the gap around a drain line closed rather than stuffed, and the openings at the laundry and the water heater treated as the doorways they are.
Moisture Under the Floor Is the Condition Worth Fixing
Of everything a household controls on this housing, the moisture state of the space beneath the floor has the longest reach.
The nesting ground is attractive partly because it is dry and stable. Where it is instead persistently damp, a larger set of problems opens up and the ant question stops being the main one. A leaking supply line, a failed drain connection, a duct sweating into the belly, or a low spot at the perimeter sending runoff underneath all change the character of that space.
Damp under there tends to announce itself indoors before anybody looks. Floors that feel soft in one area. A musty note in a closet or bathroom that does not clear. A section of flooring that has moved. Our moisture guide works through what damp does to a Florida interior over a season.
The exterior side is ordinary maintenance that pays back well: downspouts discharging away from the home rather than at its edge, irrigation heads not aimed at the perimeter, and the grade falling away rather than toward it. None of that is ant work as such. All of it decides what kind of space is under your floor.
Storms Do Not Reach the Nest, Which Is Its Own Problem
Coastal Pasco takes tropical weather every year, and this housing responds to it in a way that runs opposite to the yard around it.
In an open yard heavy rain is disruptive. Fire ant colonies build up and out after a soaking to keep brood above the wet, which is why fresh mounds appear in turf within days of a storm, and our fire ant guide covers why treating one mound at a time usually fails. Where water floods, colonies raft rather than drown and come ashore wherever the water pushed them. Give a floating mat of ants a wide berth and wear gloves through cleanup.
The sheltered ground under a floor experiences almost none of that. It stays comparatively dry through the same storm, so a colony there is not displaced, flooded out, or forced to rebuild. That produces a population with more continuity than the ones in the surrounding lawn.
The other storm effect is on the openings rather than the ground. Wind and water work at the perimeter and at anything fixed to the underside of the home, so a home that took weather in September can carry a longer list of gaps than it did in May. The useful habit is a look after a system rather than only after a sighting.
What a First Visit Looks At on This Housing
The visit is organized around the two facts at the top of this page, and it runs in that order.
Identification comes first, because the species decides the bait and the placement. Trails get followed to where they come through rather than wiped, since the entry point is the information. A small species trailing to moisture in a bathroom, a soil pile signature along a walkway, and mounds in open turf are three different findings that can all be present on one property.
The interior read covers the rooms in the order the penetrations put them: under sinks in the kitchen and both bathrooms, the dishwasher surround, the laundry connection, around the water heater, and the cabinet and baseboard lines where trails run once inside. The moisture conditions in each room get read at the same time, because the food question and the water question have different answers.
The exterior read covers the perimeter openings visible from a standing position with a light, the discharge points that decide what the ground beneath is like, the beds against the home, and any vegetation touching the structure, since a shrub against a wall is a bridge that bypasses everything else. The lawn gets read separately for mounds and for soil piles.
Then treatment: bait matched to the species and placed on the routes actually in use, the exterior handled where foragers are coming from, and interior work kept narrow rather than broadcast. Most properties here settle onto a quarterly rhythm once the initial colony work is done, with a tighter interval while an established population is being worked down.

Ant Control Questions in New Port Richey
Ants appear at the kitchen sink and nowhere else. Does that mean the nest is in the kitchen?
Usually it means the kitchen is where the nearest opening to the colony happens to be. In a home built over an enclosed underbelly, the plumbing enters the room from below through a cut in the floor, and the space that cut connects to is the same space running under every other room in the house. So a trail surfacing at one sink cabinet is a trail that has come up a specific penetration, not a colony that has settled behind your cabinets. The distinction matters because the search that follows is completely different. You are not looking for a nest in the kitchen. You are looking for which opening the kitchen is being reached through, and then for what is underneath the whole floor.
Why do the trails multiply in spring before the rains rather than after?
Because dry weather pushes foraging toward whatever moisture is available, and in these homes the reliable moisture is indoors. Through a dry March and April the sand under the floor gets drier than the colony would like while the kitchen and both bathrooms carry on producing condensation, drips, and damp under a sink exactly as always. The result is a season where households report more interior trailing during the driest stretch of the year, which feels backwards until you notice the ants are commuting to water. The pattern reverses in the wet months, when saturated ground pushes activity toward the structure for the opposite reason.
There are little heaps of loose soil along the walkway. Is that connected?
Very possibly, and it is worth having identified rather than guessed at. Those heaps are the signature UF gives for the bigheaded ant, which excavates below the surface and pushes the spoil up in loose sandy piles. A paved edge suits it because the slab holds warmth and keeps the ground beneath it stable, which is the same reasoning that makes the space under your floor attractive. UF is clear that the species neither stings nor damages structures, so the ant itself is a nuisance rather than a threat. The reason to have somebody look is different: this ant builds fragile covered runways out of debris, and those can be taken for the mud tubes a subterranean termite makes. Two very different findings, and only one of them is ours. We do not handle termite work and refer it out whenever we see signs of it.
Can we just seal the openings we can find and be done with it?
Sealing is genuinely valuable and it is the second half of the job rather than the first. Closing a penetration removes one route into one room while leaving the colony sitting under the floor with every other penetration in the house still available to it, and a foraging population that has lost a route finds another one rather than giving up. Done in the right order it works well: reach the colony first through bait taken back into the nest, then close the openings so that whatever is next has a harder time establishing the same arrangement. Done in the wrong order it produces a household that has spent a weekend with a caulk gun and sees the same trail in a different room the following week.
Are these the same ants as the mounds out in the yard?
Almost certainly not, and the two are separate jobs on the same lot. Mounds in open sunny turf are fire ants, an outdoor problem treated at the mound and across the yard, and workers swarm out and sting repeatedly when a mound is disturbed. What trails across a counter is typically one of the small species that nests in the sand beneath or in voids around the structure and forages indoors for sweets and moisture. A property here can have both running at once with no connection between them, so the identification comes before the plan rather than after it.
