Westchase runs on standards. Thirty-three villages across more than two thousand acres, a community association that keeps every streetscape to spec, an 18-hole golf course threading the neighborhoods, and West Park Village’s shops and restaurants at the center of it. It’s ten to fifteen minutes from our Odessa office, and it’s the most consistently maintained community we serve — which, as with Trinity, is precisely what shapes its pest pressure.

Manicured Means Irrigated

The look Westchase maintains (green turf, fresh mulch, layered plantings) requires water on a schedule, and scheduled water is the foundation of Tampa Bay’s ant problem. Big-headed ants nest under moist turf and pavers; fire ants colonize the sunny, irrigated open stretches; both find annually refreshed mulch beds an open buffet. Across The Bridges, The Shires, Woodbay, and the rest of the villages, ant control is our steadiest Westchase work, and the method matters: bait that reaches the colony, timed to active foraging, rather than sprays that push a nest twenty feet sideways into the neighbor’s yard. If mounds are your specific plague, our fire ant guide covers why they rebound so fast after DIY treatments.

Water on Both Sides

Westchase is bracketed by water. Inside: golf ponds and retention lakes distributed through the villages. Outside: the coastal wetlands of the Upper Tampa Bay conservation lands and Double Branch Creek, hundreds of protected acres running toward the bay. That geography means mosquito pressure arrives from two directions: a homegrown population off the ponds and an ambient one off the wetlands that no one can treat at its source. Control that actually changes your evenings focuses on your lot: the shaded resting vegetation, the lanai perimeter, the container water that quietly multiplies the problem. Lots beside ponds in Harbor Links and The Greens feel the double exposure most.

The conservation edge carries a second cargo: wildlife. Raccoons, squirrels, and rats work the creek corridors and golf margins all year, and the villages backing those edges see the fall surge into attics that lots in the open interior skip. Rodent exclusion before the first cool nights is the cheap version of that problem; the January attic cleanup is the expensive one.

Service Built for a Community with Deed Restrictions

We’ve worked communities with deed restrictions since 2007, and Westchase’s expectations are ones we’re comfortable meeting: discreet applications, clean equipment, nothing visible left behind, landscaping treated as something to protect rather than work around. Details specific to your village live on your account: gate procedures where they apply, the pond your lot backs onto, which entry the sprinklers soak. The same technician sees them every visit. West Park Village’s townhomes and live/work units get the same treatment logic scaled to attached construction, where shared walls make early roach and ant interception matter more.

Selling, Buying, or Renewing a Lease

Westchase turns over briskly — it’s one of northwest Hillsborough’s most sought after addresses — and pest condition quietly shapes those transactions. Sellers: a visit before listing that clears wasp nests, seals visible entry points, and knocks down lanai webs is cheap staging that inspectors and buyers notice. Buyers: a barrier treatment and exclusion check at move in resets the home to a clean baseline before your furniture arrives, which is the best moment it will ever be that easy. Landlords in West Park Village’s attached units: turnover inspections between tenants catch hitchhiking roaches while they’re still a single visit fix. We schedule all three around closing and move dates rather than route convenience.

The Westchase Calendar

Spring opens ant season as irrigation meets warming soil; wet summer doubles the mosquito load as ponds rise and wetlands flood; late summer belongs to wasps in the mature village oaks; fall pushes wildlife toward attics along the conservation edges. A Westchase service plan tracks that sequence rather than repeating an identical visit four times a year — and because the community itself doesn’t change much (that’s the point of the standards), the plan compounds: year two starts where year one’s notes left off.

One thing we don’t do, said plainly: termites. If we find evidence during a visit, you’ll hear it straight along with a referral to a specialist we trust — the same answer we give every community we serve.

Westchase Pest Control Questions

Our HOA is strict — will treatments affect how our yard looks?

No, and this is our home turf for service in communities with deed restrictions. Applications are positioned low and discreet, granular work is watered in, and nothing we do leaves visible residue on hardscape or plantings. Westchase's standards are entirely compatible with effective pest control.

Why are the ants worse here than at my last house?

Westchase irrigates like a golf resort because, in part, it is one — and consistently moist turf plus annually refreshed mulch is the exact habitat big-headed and fire ants prefer. Baiting at the colony level breaks the cycle; spraying trails just relocates it. It's the most common service we run across the villages.

We're near the conservation area — does that change anything?

It does. Lots backing Double Branch Creek or the golf corridors see wildlife and rodent traffic interior lots don't, and fall exclusion checks — soffits, gable vents, roofline joints — matter more on those streets. The preserve is the neighborhood's best feature; the fence line just needs to be treated like the boundary it is.

Is it worth calling an exterminator before I actually see pests inside?

In a community irrigated like Westchase, yes. By the time ants or roaches appear indoors, the outdoor colony has usually been building for a season. A preventive perimeter program costs less than reactive elimination — and since our Odessa office is about 10–15 minutes up Sheldon Road, a baseline inspection is easy to schedule.
